A postwar neighborhood with older roots

Denver annexed the area in stages. The eastern edge came in with the town of Valverde in 1902, and the section west of Zuni, then called Mountain View Park, was added in 1943. Developer Raymond Erb filed the three “Athmar Park” subdivision plats in 1949 and 1950, and there’s still a short Erb Place in the neighborhood. A few older homes remain: the brick bungalows in the northwest corner date from the 1920s and 1930s, and some farmhouses on West Nevada Place go back to the late 1800s and early 1900s.

The land also shapes the neighborhood. The eastern half sits lower, and the ground rises sharply above the river near Pecos Street before climbing gradually toward the southwest. In June 1965, the South Platte flooded and water reached well into the neighborhood’s eastern blocks. Chatfield Reservoir was built afterward in response.

Parks, library and shopping

• Huston Lake Park sits at the center, between South Clay and South Vallejo. It has a walking and bike path, ball fields, tennis and basketball courts, a playground, and mosaic game tables made by neighbors and local students.
• Aspgren Park, on the east side, has three more mosaic tables, including one that commemorates the 1965 flood.
• Vanderbilt Park and Habitat Park are along the South Platte greenway and trail.
• The Athmar Park branch library is in a remodeled former stone church at Mississippi and South Tejon.
• Alameda Square, at 2200 W. Alameda, opened in 1959 and is described as Denver’s first outdoor mall. It was redeveloped between 2009 and 2011.

Schools serving the neighborhood include Goldrick and Valverde elementaries, KIPP Sunshine Peak Academy and St. Rose of Lima Catholic Academy.

What brick ranches need

Postwar ranches are simple to clean well once you know them. Here is where we spend the time:

1. Older tile bathrooms. If your bathroom still has its original tile, the grout lines need detailed scrubbing, not a quick wipe.
2. Wood floors. If your home has hardwood, whether original or refinished, we vacuum and damp-mop with care for the finish.
