A 1920s plan that filled in after the war

In 1925, developer George Olinger platted the Wellshire Park subdivision, picturing something like Bonnie Brae, which he had built a couple of miles north. Only the golf course and one house, at 2900 S. University Blvd., were finished before World War II. The rest of the neighborhood was built in Denver’s postwar boom, which is why ranch houses make up most of the interior streets and line University Boulevard. A small area west of the golf course and south of E. Flora Place is actually in Arapahoe County rather than Denver.

Wellshire homes tend to have a few things in common:

• Wide, one-level floor plans, with long hallways and several bedrooms on one floor. Plan on bathrooms and the kitchen being the priorities every visit.
• Mature trees and big yards, so leaves, seeds and irrigation mud end up in entries and mudrooms, especially in spring and fall.
• Updated and original finishes side by side. Tell us where you have hardwood, stone or older tile so we choose the right product.

The golf course, the Inn and the canal

Wellshire Golf Course at 3333 S. Colorado Blvd. opened in 1926. It was designed by Donald Ross and is often called the only public Ross course west of the Mississippi. Denver bought it in 1936. Its Tudor Revival clubhouse was finished in 1927 and is now the Wellshire Event Center, still widely known as the Wellshire Inn. The course also runs Hogan’s Alley, a junior course. The High Line Canal passes along the course and creates a wildlife corridor through the neighborhood, and Skeel Reservoir on the grounds keeps the name of the farm family who once owned the land.

The golf course also acts as a buffer. It separates homes from traffic on Colorado Boulevard and Hampden Avenue, which is a big part of why Wellshire’s interior streets are so quiet. Colorado Boulevard and University Boulevard both connect north to I-25 and the rest of the city.
